Schedule a Pre-list Inspection

Home inspections can easily derail negotiations if sellers haven’t done their homework. Post-listing inspections give the buyer control. However, sellers can shift the power back in their favor by handling repairs before putting a home on the market.

Bring in an electrician to check the electrical panel. Consider a roof and pest inspection. Certain updates can result in significant price tags, and should be factored into the overall budget before the sign hits the lawn. These proactive steps can also help sellers augment their asking price to account for repairs they prefer to pass onto buyers.

Spruce Up the Property

Curb appeal matters. Like anyone else, homebuyers have immediate first impressions. Make sure their reaction works in the seller’s favor. Apply a fresh coat of paint to the exterior. Clean the front door, and polish the windows. Be sure to maintain the front yard by installing colorful plants or drought-tolerant succulents. Trim any shaggy trees or shrubbery to shift the buyer’s attention onto the home.

When it comes to the interior, repaint the walls and cabinets to modernize dated rooms. Refinish hardwood floors, clean the carpets, and strip curtains that harbor pet odors. Depending on the budget, sellers can also replace tarnished countertops and old bathrooms fixtures to evoke a contemporary feel. Lastly, de-clutter the home by eliminating unnecessary belongings that make rooms feel smaller.

Price Accurately & Market Effectively

Despite the Bay Area’s healthy real estate market, it’s critical to partner with a Realtor who not only knows local pricing, but also executes effective, multi-media marketing. These days homebuyers walk into properties well informed with a wealth of Internet research at their fingertips. Professional photography and polished virtual tours can grab the buyer’s attention before stepping onto the property.
