Silicon Valley Real Estate Market Update – May 2015

Realtor David Bergman from Los Altos debunks common misconceptions in today’s seller’s market. He offers valuable insight on ways home sellers can receive an exponential return on the sale of their home, and make the most of today’s housing market.

Home sellers in the highly desirable Silicon Valley may see that the housing market is so strong, and believe that little is required to get their home prepared.  Uninformed sellers may feel like nothing needs to be done for their home to be market ready and attractive to potential buyers.

But that simply is not the case. Now more than ever, housing conditions matter. Many homebuyers don’t have the vision to see what a Silicon Valley home could look like in its best condition. Especially if the house is cluttered or in need of simple repairs, small overlooked issues could end up being a huge roadblock for potential buyers, causing the house to stay on the market longer than it needs to.

Getting Your Home Market Ready

Repairs and renovations should be done before it is put on the market so that more homebuyers will be attracted to the home. Sellers that take the time to put small, but necessary upgrades to their home can expect an exponential return in the money they receive back after the sale.  Doing the right repairs, however big or small real does matter in a seller’s market.

With Bergman’s construction background as a general contractor, he is able to offer valuable insight for home sellers needing to repair or renovate their homes. He can look at a project, know when the contractor is doing the job right and oversee the entire process. This really helps the seller and alleviates any extra time they would have to invest getting the property ready to sell.

Taking The Necessary Legal Steps

From the home seller’s perspective, they also want to make sure that they disclose as much information as possible. For example, they will want to mention if something was done with or without a building permit or anything special they know about the property.

Buyers are often very emotional about the properties they like and may have a harder time identifying the weaknesses of the home.  This is why its imperative that sellers disclose everything they know about the property beforehand.

Making sure that homebuyers understand everything mentioned by the seller and having them sign documents  stating that they agree will greatly diminish the likelihood of a future lawsuit.

Now is a Great Time to Sell

Now couldn’t be a greater time to sell. With the tech boom taking place in the Silicon Valley, people from all around the United States are pouring into the Peninsula. Combine that with foreign investors eager to take advantage of the housing boom and great educational institutions — and you have a market that is swarming with motivated buyers. As a home seller, you want to do everything you can to garner interest so your property sells at top dollar. Taking a few simple preparation steps could be the best thing for your home, and pocket book.
