Silicon Valley Real Estate Trends
Homebuyers always want to know the areas in and near the Silicon Valley that appreciate the most. As a Broker and Realtor for 35+ years, I am frequently asked this question because people want to ensure they will receive the biggest return on their investment. Generally speaking, neighborhoods on the Mid-Peninsula appreciate at about the same rate. Recent housing trends have begun challenging this fact. Within the last few years the commute has become horrendous out by Saratoga and Los Gatos. Previously these areas were always on par with Los Altos, Palo Alto, Mountain View, etc., as far as appreciation rates. Now that the traffic on highways 85 and 880 have gotten so bad, those areas are becoming less desirable to people because the commute to businesses like Google, LinkedIn and Facebook are 30 minutes to an hour longer, especially if there is an accident. Because of this lengthy commute their desirability, and therefore their appreciation, has not been as high as Los Altos, Palo Alto, Mountain View, Sunnyvale, etc., and that’s been a trend that we’ve seen in the last five years.
