“The success of an outstanding business resides with strong leadership.”
A veteran in real estate for over 30 years, Greg Boudreau has been the Vice President of People and Properties Sotheby’s International Realty in Danville for just over two years. Growing up with family members in real estate, Boudreau understands and appreciates the dynamics that make this agency a success. “We do things fundamentally different than other agencies out there,” says Boudreau. “Our agents do not merely market a home; it is their responsibility to create the market for the home.”
People and Properties Sotheby’s International Realty began in 2007 and stands out among its competition as the premiere luxury real estate organization. Taking a customer centric approach, Sotheby’s International Realty caters to sellers by understanding the mindset of buyers and taking appropriate measures to market each home with professional videos, photographs and compelling narratives.
“We work diligently to maintain a pulse on what buyers are looking for in terms of how they search for real estate and how they choose to consume information. This allow us to implement a marketing strategy that is significantly more effective than our competitors in garnering the attention of prospective buyers. Simply put, we do a better job at getting a seller’s home noticed.”
Homes listed with Sotheby’s International Realty are advertised locally, nationally and globally. They are showcased on over 800 real estate websites, including the 3 major National Real Estate portals, Zillow, Trulia, and Realtor.com. Additionally, homes are featured on some of the most exclusive media powerhouses in the world. These Premier Partner sites include the Wall Street Journal, the New York Times, Architectural Digest and the BBC.
“One of the keys to Sotheby’s International Realty’s success is our global reach which allows us to access prospective buyers from Around the world,” says Boudreau. It is estimated that International Buyers purchased almost $70 Billion in real estate in the US in the 12 month period ending in March, 2013. “It is crucial that we give our listings the greatest exposure possible. Proof that we are accomplishing this is the fact that 46% of the visitors to our website came from outside the US in the second quarter.”
With a background in Business Administration and a BA in Philosophy, Boudreau analyzes and understands the market and what drives the behavior of buyers and sellers. Knowing the trends and cycles in real estate gives Boudreau confidence in the market and the ability to lead a top-producing agency. Formerly an agent himself, Boudreau has personally overseen the successful sale of tens of thousands of transactions. He is a Certified Forms Trainer, is proficient with contracts and is a former adjunct professor of real estate.
Boudreau sees a large part of his job as being readily accessible to his agents by helping them bring more value to their clients. With that thought in mind, Boudreau has developed several customized training modules which are specifically designed to increase productivity. Agents who have completed his training course have realized a dramatic impact on their business.
Boudreau is also proud that Sotheby’s International Realty is on the cutting edge of technology, providing its agents with the industry’s first listing presentations for an iPad written on Adobe Digital Publishing. This proprietary app allows its agents to articulate the value of the Sotheby’s International Realty brand in a unique and dynamic way.
While Boudreau has been with People and Properties Sotheby’s International Realty, the company has consistently increased its productivity. Boudreau credits this increase to spending time, money, and resources on demonstrating how Sotheby’s International Realty is different from all of the other real estate agencies. “I chose to be with Sotheby’s International Realty because of the range of services and marketing that it allow us to provide to our clients, something other companies just don’t offer.” Being the Vice President of a successful real estate agency consumes most of Boudreau’s time, but he is fully aware that in order to be successful in his career, he needs to take time for himself.
When Boudreau is not teeing off on his favorite golf courses, he spends his time enjoying the company of good friends, supporting animal welfare programs and a variety of other charities.
