A loan officer with over a quarter of a century of experience, David Ashburn is well-known in his industry by agents, appraisers, underwriters, and homeowners. His office is lined with beautiful and unique awards, showcasing his accolades and his consistent presence in the top 5% of loan officers in the nation, for loan origination. No stranger to the area in which he works, David lives in Walnut Creek with his wife of 32 years, Erin. Together, David and Erin make up Team Ashburn, and they specialize in purchase transactions in Walnut Creek and the surrounding area. David and Erin believe that living in the area they work provides them an advantage with knowing the inventory and the market.
“We live within a small radius of the properties we originate loans for,” David says. “So we are aware of the values of the properties. All of our appraisers are local; we won’t use out of area appraisers.”
Staying on top of all aspects of their transactions is one of the main reasons Team Ashburn is so successful. “We have very good relationships with processors, underwriters, and real estate agents. We work with a lot of people to make sure the loan is processed efficiently. We are responsive, we know what documents are needed, we talk to listing agents, and we understand the sense of urgency. Keeping the lines of
communication open with all parties is very important so the loan closes on time and our customers are happy.”
Experience, credibility, and knowledge of the industry are key indicators of a good loan officer and David and Erin work with all clients, regardless of the size of the transaction. “Everyone’s circumstances are different,” Team Ashburn acknowledges. “We take a look at each individual and their circumstances and package the loan to meets the needs of that individual or couple.”
One of the strengths of working as a team is that David and Erin are able to work one-on- one with each client, walking them through the steps of the loan process. “There is a lot of emotion involved in getting a loan. Our job is to help the customer through the process, to insulate them from the hassles, and to keep them enthusiastic about the end goal, closing on their new home. Our clients appreciate the effort we make to keep them involved in the process.”
Speaking about each other’s strengths, Erin and David feel they are an effective team whose knowledge of the industry gains them respect among their colleagues. Their strong points are being familiar with the underwriting, disclosure, and regulatory rules and guidelines of a loan, as well as the requirements for an appraisal as it relates to the purchase of a home versus a refinance. David cannot understate the importance of finding a loan officer who knows all of the criterion that go into getting a loan and finding
someone who understands how an underwriter looks at a loan. “If you don’t take the time to ask the hard questions,” David and Erin advise, “you aren’t going to get the info you need to get the pre-approval which can result in the loss of a home purchase.”
Outside of the office, David and Erin are proud parents of college-educated children, Hayley and David “Buck” Ashburn. Hayley is a professional climber/slackliner and Buck is an ISA Arborist. Both David and Erin are avid snow skiers, and while David enjoys abalone diving and racing motorcycles, Erin’s passions are golfing and making homebuyers’ dreams come true.
